First let me just saw, wow. Last night was one of the most incredible, eye-opening, and inspirational events I’ve ever attended. Los Angeles Startup Weekend ended last night with a slew of incredible presentations from some incredible teams. The entire event took place at CoLoft and the popular LA co-working space was jam-packed as entrepreneurs had five minutes to present what they had built in a weekend.

Let’s just take a step back to appreciate this. Many of these teams built fully-functional products in one weekend. This is the beauty of these events is the incredible combination of agile development and lean startup principles being brought together by truly incredible people. What’s really incredible to think about is that something like this wasn’t really possible ten years ago. We are living in an incredible time where the barriers to development are being broken down and it really comes down to finding a need, finding great people, and making it happen.

Below are a few videos of the room before the presentations took place. This was one of those events where I knew pictures just wouldn’t share the energy as much as video, so I took tons of video which I’ll be sharing over this series of posts:

Don’t worry, I took plenty of HD video which I stayed-up pretty late processing and putting-together into a video that you’ll see in part 2 of this post! Before the teams presented the judges and mentors were able to share some of their wisdom with the group. Many of them shared the experience of starting a company, the good and the bad, and what it takes to really create something that sees real traction and becomes successful.

Next, the teams went one by one and presented what they had made for five minutes each followed a few minutes of questions from the judges. At the end of the night the judges deliberated and picked their winners. First place went to Look.io who developed the first-ever in-app technical support. This was a very slick solution and I’m still flabbergasted that these guys were able to pull it off in a weekend!

Second place was awarded to skilloop who created a very cool concept around connecting people that wanted to learn a skill with experts that could teach them. Both of these teams not only come-up with amazing ideas, they had great teams and both built absolutely beautiful user interfaces.

There was also a third place and 4th place honorable mention which I’ll cover in Part 2 along with sharing some of the HD footage I took at the event. With so much to cover I knew this had to be broken-down into three parts so stay-tuned, part two is coming-up later this evening!

I’ve received some great feedback to my posts about some of the lead generation projects I’m working on so thought I’d share some of my latest discoveries. First let me start by emphasizing again that I am not a lead generation expert and I don’t make much money at all with lead generation, this is a new avenue of exploration for me and I’m learning new things every day. I know a few people who are very successful with lead generation and have been using their suggestions and advice to get started. Like anything in this business I don’t expect results overnight…but I do have big expectations.

As you may know one of the main niches that I focus on is debt settlement. What I like about this niche is that it is very consistent and has little seasonality and the payouts per lead can be incredible. Today I found-out about a new lead generation partner that pays $150 per lead for anyone that signs-up for their debt settlement program. In general I think it’s safe to assume that one in every one-hundred people that come to your site will fill-out a form. Of those maybe 10% will sign-up for the program but that might even be a bit high. This means that if your site only gets 100 visitors/month you might be waiting an entire year before you make a dime. Traffic is the key here and what makes lead generation such an exciting challenge for me is the heavy competition that exists within the search engines around these niches.

It definitely takes a lot longer to get on the first page of Google or Bing for debt settlement or car insurance than just about any other term in the world. Most of the sites on the first page are there because the owners have often spent tens of thousands of dollars in SEO. Other companies give-up, knowing they won’t rank and pay thousands a month to Adwords, since I’m and SEO guy I’m taking the harder road on this one.

I am yet to hit the first page of Google for any of the terms I’m targeting but have active link-building, article writing, etc. happening consistently. SEO in these highly competitive niches has to be looked at with a long term vision. If you want to win the battle in a month you will fail, thinking long-term and doing all the things your competitors are doing to rank well is the key to getting on the first page. It might take three months, it might take six months, but at some point with enough quality links, articles, etc. you will make it there. Like I said, I’m not there yet but I am definitely looking forward to the traffic explosion to come

The #1 question I get about lead generation is who I sell the leads to. I started with LeadPile but since have been focused on shareasale.com (affiliate link) which seems to have much higher pay-outs and many more competitive options. ShareASale also has a pay-per-call program that I’m going to be using on one of my sites very soon, I think this is very important with debt settlement in particular where people just want to call someone rather than fill-out a form.

So that’s the latest in my lead generation adventures, as usual I’ll keep you posted as I progress.

Yesterday evening I was going through my analytics data and saw a bit of traffic coming-in from Westwood Dentists, a lead generation site I built in September. In fact not only did I build the site in September, I actually hand-registered the domain name. Now let me start this post by saying that “westwood dentists” doesn’t have a ton of search volume so getting on the first page isn’t an option, it’s a must if I want the site to generate revenue. This is not a domain that I have the hopes of making thousands of dollars a month on, but it is a domain that targets the area that I live in which means I can do a much better job of connecting directly with the dentists.

Sure, “new york dentists” gets more traffic and could make a lot more money…however you have to start somewhere and since I have no experience with dentist lead generation I want to get the model right on a small scale before going big. I see far too many people building a zillion sites, each with the idea of getting direct advertisements from local businesses. It can take a lot of time and energy to close direct ad deals, if you’re used to just throwing some Adsense on your site and making money this is a very different model.

Being on the first page of a search engine like Google or Bing is pretty essential if you want to get strong organic traffic. Being in the #1 spot on either Google or Bing really means you own that market with that particular search engine and as you can see below WestwoodDentists.com is now #1 in Bing:

What I like about seeing these search results is that there are advertisers targeting the keyword phrase “westwood dentists” and it’s always satisfying to outrank Yelp Like I said earlier, this is not a crowning achievement, getting in this spot didn’t take any advanced SEO wizardry, it just took following the SEO best practices and having an exact match domain name. For those who think Bing is meaningless you should know they currently own 38% of the search market.

Of course like I said being on the first page of Google is important and Westwood Dentists also appears on the first page of Google:

So what’s next?

I was waiting for the site to be ranked well before I began building a dentist directory. Now that I have a #1 spot in Bing and first page location in Google I will be reaching-out to dentists in Westwood and selling them space in my directory. I also have a main lead generation form that I will begin charging a monthly fee for – any leads that fill-out this form will go to the dentist that is signed-up for the spot. There are probably 30-40 dentists in westwood and if I can get just half of them signed-up I’ll have reached my revenue goals for this site.

In 2008 I built a model for my business to make money with Adsense, in 2009 I built a model for my business to make money with affiliate programs, now in 2010 I am building a model for my business to make money with lead generation and direct advertising. It’s been an evolution and a continual focus on getting more revenue for each visitor. When I moved from Adsense to Affiliate programs I saw some of my sites get double or triple what they previously did per visitor. Now with lead generation and direct advertising I’m hoping to not only make more money per visitor but have more direct control of my revenue.

Now it’s time to start putting-together my directory listing program so I can start pitching it to dentists. Like I’ve said throughout this post, I’m starting small, this is not a big lucrative market, this is a small stable market. If I can close these deals and make this site profitable I can then take the same model and apply it in another niche, where I also have exact-match domains like insurance, debt, etc. The idea here is simple and it really hasn’t changed since I got in this game – constantly try to make more money for each visitor that comes to your site. Adsense can be a start but if you’re in this for the long haul affiliate programs, direct advertising, and lead generation can help you take your business to the next level.

Thanks for reading and as always feel free to share your thoughts – comment and let your voice be heard!

I had to throw that “not rich yet” line in the post because the more I learn about lead generation the more complex I realize it is. I have a lot of respect for people that are successful in lead generation – it’s a hard business to get-into and a whole new model when compared to PPC or Affiliate Marketing. People like Braden from Legal Brand Marketing get it and I’ve been doing my best to learn from guys like this.

There are really two ways to learn, you can do it 100% yourself, ignore all outside influences and give it a shot – that’s pretty much how I started in the industry. For development it worked as I was able to get some lucrative sites running in a much shorter period of time than I was expecting…however it took me three years to learn what I know now and my strategy is completely different and more successful because of it. So what did I do? I got social, met other Domainers and worked hard to learn from people that were successful in an area I wanted to be successful in.

Take my good friend Patrick (you probably know him as Chef Patrick), when we first met my blog had been out longer than his but nobody had heard of it and his was the talk of the town. While I thought I got it, I didn’t, but with Patrick’s help I was able to get much more engaged in social media and blogging. I’ve always been very appreciative of the help Patrick gave me, and I don’t let him forget it!

Now I’ve working hard to grow my brokerage business so I’m talking to successful domain brokers and trying to learn from some of the pros in the field. One of the most incredible things about this industry is all the great people willing to share their advice and tell you what’s worked for them. The advice I’ve received has helped me dramatically change my brokerage business and improve my liquidity.

Okay, so now to the main topic of my post – my lead generation experiments. I have been working on two lead generation sites and putting most of my focus into these and making them successful before building more lead gen sites. I always think it’s smart to get the model right and then replicate, however I think a lot of Domainers do it the other way around! Lead generation requires some serious work up-front to build-up people to sell your leads to. On one of my sites, TexasDWIAttorney.us – I am going through a person in Southern California that already has those relationships and has gone through the hard work of making those connections themselves.

For my second lead generation site, WestwoodDentists.com I have found my own buyer, my dentist! When I went to the dentist I started talking to them about how they market online. It turns-out they are working hard to expand their business and their online presence. I asked if I could provide leads for them, potential patients, would they be able to commission me on these. They were interested!

I am driving traffic to these sites through both organic search as well as paid Google AdWords. Texas DWI Attorneys is a big niche and one that I may have to go local in to really be successful. Since this is such a competitive niche it’s hard to get good data about how well my site converts without using Google Adwords to drive some targeted traffic to it. The problem is I’m still trying to master which keywords I can afford on Google based on how much I make per lead. The way I’m doing my math is:

How many visitors will it take to fill-out the form once?
I’m going to guess this is about one every one hundred people.

How much do I make per lead?
For this particular site I make $15 per lead

What is the maximum I can pay for a click?
0.15

In a niche as competitive as Texas DWI law the CPCs are high so I have to go hyper-local to get reasonable positioning. I’m just starting with AdWords on this site to supplement the organic traffic it is getting from search which is only around 1-2 people per day right now.I think once the site has a few hundred people a month coming to it I’ll really start to get some good data, and hopefully some good leads too!

I am doing some link-building with the site as well, writing articles on services like Helium as well as cross linking from some of my other properties. This is a long-haul project and I’m not looking to make a fortune overnight, my goal is to build-up a solid ranking in the search engines so I can put the business on auto-pilot.

Now for WestwoodDentists.com my website for finding dentists in Westwood California (where I live). This is a VERY small market, there are less than 200 people a month searching for dentists in Westwood. However, I was one of the people searching and I found my dentist through an ad I clicked on Google. It turned-out the site was a lead generation site that fed leads to a number of different dental offices based on location. After talking with my dentist and seeing their interested I decided I’d get started!

This is a very low potential niche but a much easier one to rank well in. I think this site makes a great testbed since I can really try to dominate the niche and learn how to make my sites even more effective. I could see myself having this site as part of a network of sites in the future all centered around a hub – a lead generation site for dentists in California, the USA, who knows! What I do know is that so many people start with the big one – they try to build a directory for dentists all over the US or in their state. I think there’s a great benefit to starting small, going hyper-local, and making sure you have the model right before going after the big fish.

Since Westwood Dentists is such a small niche in only a few weeks I’ve been able to go from a newly registered domain (I hand-registered WestwoodDentists.com) and onto the first page of both Google and Bing for Westwood Dentists.

So this is, as I said in the post title, “an experiment,” I’m still learning and if you want lead generation advice I’m probably not your guy. I know how to build great sites that rank well and monetize well. While I haven’t made much in the lead generation space I am working hard to change that – getting these two sites right is important for me. It’s about starting-out small and building upon a platform that you know works. This is what I did in 2008 and 2009 with my sites and the results far exceeded my expectations.

I think the best way to really make money in lead generation is to have a direct relationship with the lead buyer. Once I get these two sites working I’m going to put an increased focus on finding direct relationships with buyers in the variety of lead generation categories I have domains in. This is a start, it’s going to be a journey, or an adventure as I often say…and I look forward to sharing it with all of you!

I thought now would be a great time to dispel some common confusion about CPC and let all of you know how I use CPC data. It is important to understand what information you can get from CPC and how this can be used to determine the monetization potential of a domain. So first let me dispel the first myth and the most common confusion around CPC.

CPC does not equal PPC pay-out

I’ll give one of my domains that I talked about on my blog recently as an example.

Keyword Phrase: Pay Off Debt
Exact-Match Global Monthly Searches: 9,900
Exact-Match Local Monthly Searches: 6,600
CPC: $7.81

Here’s where people get confused. They see a CPC of $7.81 and say – “Wow, so I can get $7.81/click – that’s great!”

WRONG – this just means that advertisers that want to get top-placement for the keyword have to pay $7.81/click. You as a publisher will most likely see only $1 or $2 per click if that!

So if CPC doesn’t tell you how much money you’re going to make when someone clicks on a link, how is it useful?

I have always used CPC to tell me if a market has good monetization potential. The higher the CPC the more advertisers are willing to pay for each lead, as it starts to creep above $5 there are oftentimes good lead generation potential. If on the other hand a keyword phrase has a CPC of $0.05 and you think you’re going to make a fortune you might want to make sure there are products to sell on your site. With a CPC of $0.05 there usually are little or no affiliate products related to the niche and oftentimes small lead generation potential.

So what does CPC tell you?

CPC can tell you the monetization potential your domain has and what strategy you might want to use to monetize your traffic. I’m not a PPC-guy so I don’t build sites filled with Adsense – instead I focus on finding affiliate products and lead generation partners that are a good fit for what visitors on my site are looking for.

In 2008 I built an army of sites, they were making good money…and then the sky fell. As PPC revenues declined to abysmal-levels I started to look at other options. I started selling eBooks which then led to other affiliate products and soon my sites were making more than they ever had with PPC.

When picking a domain to develop there are two metrics you should be VERY aware of:

How many people are searching for your keywords each month?

How much do advertisers value people searching for the keywords you are targeting?

The Google Adwords Keyword Tool can answer both of these questions. First I’d stick with keyword phrases with 1,000 or more exact-match searches every month. If you get onto the first page of Google you can expect to get about 500 visitors a month which is about my lowest threshold for traffic. I would also stay below 10,000 exact-match searches if you want to rank quicker. If you have more patience feel free to go for the more saturated niches but you’ll have to do more SEO, add more content, and work harder to rank well. There’s nothing wrong with this – I just prefer to go-after the low-hanging fruit.

Once you’ve verified that there is enough traffic there to make it interesting it’s time to look at the CPC. If the CPC is low, say $.30 or $.40 try to understand why. This means that web visitors searching for this niche aren’t worth very much to advertisers. Maybe this means that there are only one or two affiliate products you can sell, or maybe the products for sale in the niche provide minimum pay-out. When you see a CPC above $5 you know there is some nice interest from advertisers in people online who are searching for this keyword phrase.

The final step to deciding if you should develop a name or not is trying to find affiliate products and lead generation partners. If it’s easy to find them and the pay-outs look good then you have a good match. If you can’t for the life of you find any affiliate products that would be a good fit for your visitor and there is no lead gen potential I’d take a step back and find another domain to develop. The biggest challenge for any Domainers looking to get-into development is understanding which domains are the best fit for development.

If you like this post and would like to understand how I analyze domains for development feel free to download my free eBook – Domain Monetization 101.

So next time someone brags about high CPC remember – this has NOTHING to do with how much money they are making for each click they get. Instead it has to do with what affiliate products or lead generation partners they have, how well they rank, and how many visitors they get each month. Matching a domain containing good keywords with complimentary products and strong unique content is a recipe for Domaining passive income…just make sure you’re taking time to pick the right domain and don’t take the CPC too seriously – it’s better left as a metric to tell you whether there is monetization potential or not anything more than that and you’re probably just dreaming!

I’ve been working on a big development project within my company this year. I spoke about it at TRAFFIC Vancouver and thought it was time to share it with all of you. One thing I say a lot is, “I’m a slow and steady wins the race kind of guy.” I’m less interested in making one or two big sales and more interested in developing a system that will pay me for life. Some people like active income, products they have to actively sell themselves to make money – I like passive income, setting-up a system to generate income.

The important thing to realize about passive income is that it isn’t passive at all, in the beginning. First you have to actually create and optimize the system and this is a LOT of work. I’m fairly certain that’s what scares most people away from anything having to do with passive income. Who wants to spend a year building-up a few thousand dollars a month of passive income when they can make a few five-figure domains sales? I do

My goal is simple – generate over $10,000/month in passive income from my domain names. What am I doing to reach this goal? I have numerous development projects going-on at once and build between 5-10 active sites every month. To date I have 150 sites build and about 80% of those are generating a consistent monthly income for my business.

This year I have two major development projects – a 50-site Credit/Debt Network, and a 50-Site Law network – and the TLDs being used are .us and .me! That’s right, I’m not a .com guy, I was too late. However you probably know by now that I’m a keyword guy and I’ve put together a great portfolio of .us and .me domains with strong search volume and a high CPC. Remember, you can geo-target a .me to Google US making the .me, .us, .com, .net, .org, etc. completely equal in the eyes of Google. My .me sites have the same chance of outranking the exact same keyword domain in a .com – I might not get the type-in traffic but when it comes to search I’m aiming for the top!

Along with building theses two networks I’ve also been working on a suite of tools. It’s still far too early to beta and I’m someone that likes to keep quiet about these things until they are fully operational so that’s all I’ll say for now.

So are you ready to see an example of some of the sites we’ve been building? The first example I’d like to share comes from the Credit/Debt Network, the site is PayOffDebt.me. As you know I’m a data guy, so here’s why I think this domain has a lot of potential:

Exact-Match Global Monthly Searches: 9,900
Exact-Match Local Monthly Searches: 6,600
CPC: $7.81

This is the exact search volume I love and know I do well in, above 1,000 and below 10,000. This means the space is big enough that my site can get a meaningful amount of visitors. With a CPC above $5.00 I usually know there is some lead-gen potential, in this case there is a LOT of lead-gen potential since the credit/debt niche is the hottest lead generation category this year!

The next site I wanted to share is from our Law network – LosAngelesDUIAttorney.me. Once again, I’m a numbers guy so here are the stats:

Exact-Match Global Monthly Searches: 2,400
Exact-Match Local Monthly Searches: 1,900
CPC: $40.24

Once again, nice search volume right in the area I know I can perform well and a CPC of $40.24 means that whether I’m having someone fill-out a lead-gen form or just click on a Google PPC ad there’s a lot of money being made with each user action.

My goal is to have all one-hundred sites built by the end of the year, I can’t do it at 5-10 sites/month which is why the new tool I’m developing should make my life much easier, and my goal attainable. Necessity is the mother of invention right?

Stay-tuned as I’ll be sharing more details and data from my big 2010 development project!

Warning – Shameless Plug! Oh, and if you like what you see and would like to have some of your domains developed-into sites like these, my company does that too!

This year I have been looking at ways to further diversify my monetization strategy. Affiliate marketing helped save my revenue as PPC declined but I’m always looking for better ways to monetize my traffic. I am far from being a lead gen guru and will definitely file these first few sites in the “learning” category. Over time I plan to fine tune these sites to better understand the elements of a successful lead generation site.

I have been fortunate enough to get some excellent advice and direction from Braden Pollock who was recently featured in a great article on The Domains. Braden is an incredible entrepreneur and has built-up a phenomenal business in a niche that he now owns both on and offline! It’s great to learn from an expert and I’m hoping that I can use lead generation to generate even more revenue with my domains!

As you can see from the image above – the site has three forms of monetization – lead generation, PPC, and affiliate marketing. I am still experimenting with different configurations and will be testing the site with and without all the monetization options. In general my focus is to have ads on the site that all provide roughly the same revenue. “Texas DWI Attorney” has a CPC of $30.05 on Google so Adsense can pay quite nicely in a niche like this.

For lead generation I have my lead capture form front and center on the first page – since the front page of a site is the one that will be seen by the most visitors it is essential that your lead capture form is on the front page. Before the form I have short text that hopefully will encourage anyone who reads it to fill-out the form and submit their information.

I have a separate page specifically for an eBook about dealing with a DUI. This is a technique I’ve used before and found a lot of great success with – a targeted e-product that solves the problem that your visitor has. In this case I make $22 for each eBook that is sold so this simple sales page could turn-into an excellent money-maker for the site.

The logo and header is something we’ve always paid very careful attention to at my company. To me this is what separates a generic-looking mini-site from a trusted information site. So many mini-sites just have a photograph in the header but no logo or header that really brands the company. In this case I look at TexasDWIAttorney.us as a business helping people find a DWI Attorney in Texas – so I want my visitor to see it as a business as well!

I will be continually adding content to this site so that over time it will become a compendium of information about Texas DWI law and resources.

Since this was just submitted to the search engines we still have a couple weeks to go until we’ll start to see some organic traffic and revenue coming through. As always I’ll continue to update you on how the site monetizes and what I learn along the way! Do you want a lead generation site? We build them for other people too!

As you know I am always on a quest to get as much revenue as I can from my domains, so when I discover a new monetization option I get very excited!

Right now I am focusing on using CJ, Azoogle, LeadPile, ClickBank and of course good ol’ Adsense. Well I recently discovered and was approved for Commission Junction’s relatively new Pay-Per-Call program.

This is an entirely new model for me as it relies on someone visiting my site, calling a number, and then staying on the line for a given period of time. To understand how the system works take a look at the flow chart below:

I am going to start to layer this in as yet another monetization option over the next few weeks. Of course as always I’ll share my experiences with all of you!

With so many different ways to make money from content website and new services launching every year I think that PPC will continue to represent less and less of my revenue stream.

When I started building-out my portfolio, PPC was my main focus – the #1 revenue generator for my domains. Now it represents less than 25% of my overall revenue stream and it’s declining every month.

I oftentimes get emails from new Domainers saying, “I don’t get it – I have a content site, it ranks well and I’m using Google Adsense – why am I not making any money?”

My response has always been – just like a good investment portfolio diversification is the key to monetization. The more types of ads and revenue-generating systems you have on your domains, the more options there are to make money from your visitors.

I have many sites that get a good amount of clicks on Google Adsense yet by selling just one ClickBank product I make more than an entire month’s worth of PPC! That’s what initially got me hooked on affiliate marketing and I can honestly stay that I think I’m still scratching the surface of what is possible!

So now ask yourself the question? Is your revenue based on PPC – if so then it’s time to diversify!

I currently monetize my sites using affiliate programs like ClickBank, Commission Junction, Amazon, Azoogle Ads and Google Adsense. In 2009 I began my big shift away from PPC and into affiliate products and the results have been fantastic! However I always want to get as much money as I can back from my investments so I’m always looking for even better revenue-generating opportunities for my sites.

Dominate the market with the best b2b lead generation to connect with decision makers in your industry.

Lead Generation, for those who don’t know, is a very simple concept – you provide a sales/client lead to a business and in return they pay you a flat fee for the lead. Just think – if you get $.25/click through your current PPC program you would need 80 clicks to make $20 – with lead generation a single form submission could bring-in $25 or more! Of course I quickly learned that Lead Generation is really only useful in several specific areas. This makes sense since high-payout leads are in niches where the company buying the lead can make a considerable about of money from each client that comes onboard.

The best niches for lead generation are in the credit/debt, law, and insurance along with some diet/fitness-related topics. I was inspired to get more involved in Lead Generation after speaking with a successful Domainer at our last Southern California Domainer Meet Up who built-up a very nice lead generation business for himself. I thought – well right now I use affiliate ads and PPC to make money for my sites – why not add in that third layer! I have contact forms on most of my sites and they get plenty of submission every week…what if those submissions could be instantly converted to revenue?

I picked LeadPile as the first company I would begin generating leads for after some good recommendations. The interface could not be easier – they actually generate the HTML code for the form – all you have to do is copy and paste and viola! you have just added another layer of monetization to your site! Below is a screenshot of the interface for selecting which market niche your form will be collecting leads for. This also gives you a good idea of really what category or target market your site should be.

I can either select to have my user fill-out a form on my own site which is then submitted directly to Lead Pile OR I can use a banner ad that will take the visitor to a website with a form where the information will be collected. Personally I think that having the form on your own website would draw far more leads since they aren’t clicking on an advertisement and being directed to a different site. Even still I’m trying both approaches across a number of my sites.

An example of a site where I am doing some lead generation is PayOffDebt.me a credit/debt-related site I recently created. If you click on “Contact Debt Specialist” you will be taken to a page with a contact form generated using Lead Pile. I am still LEARNING when it comes to lead generation so I will continue to share my experiences and, hopefully, success along the way! At the end of the day for me it’s all about generating revenue from my domains – I’m always looking for new techniques or services I can use to improve my passive income stream…and I’m thinking Lead Generation is going to be a GREAT initiative for me in 2010!
